Most of the expensive issues that come up in homes could be prevented with a little maintenance.
Test Smoke and CO Detectors
WhySmoke detectors should be tested every month. We know that sounds extreme but the NFPA reports that death rates from fires is twice as high in homes without working smoke alarms.
HowTo test a smoke alarm press the "Test" button on the smoke alarm. Some alarms also have a hush feature.
Important InfoSmoke detectors should be replaced every ten years. They should be located in the hallways within 15 ft of all bedrooms, on all floors of the home and inside each bedroom.

Test GFCI's
WhyGFCI (Ground Fault Circuit Interrupter) have a lifespan of around 15-25 years and can fail without notice. GFCI outlets protect you from electrocution and shut off before you could get hurt.
HowDepress the "Test" button and that will cause the "Reset" button to pop out. If the reset button does not pop out then the GFCI outlet is not working and should be replaced. If the "Reset" button does pop out, simply push the "Reset" back in to reset the outlet.

Fire Extinguishers
WhyFire extinguishers can loose pressure over time and not work when you need them.
HowTo check a fire extinguisher check the pressure gauge near the handle. If it's in the green then it's still has pressure and will work. If it is not in the green have it replaced.
Important InfoPlace fire extinguishers in areas of evacuation and where fires are most likely which include: garages, kitchens and along escape routes from the home.

Hood Vent Filter Cleaning
WhyThe hood vent filters out oils and is located above the oven. Cleaning it ensures the fan works well and will decrease the chances a fire from the stove top can ignite the oil in the filter.
HowMost hood vent filters can be placed in the dishwasher or washed by soaking in soap and cleaning with a sponge.

HVAC Filter
WhyClogged air filters cut off air to the heater causing it to overheat and significantly decreases the lifespan of the heater.
HowMost air filters are above the heater if they are in the house or garage and located in the ceiling if they are in the attic. It's recommended that a HVAC filter be replaced every 2-3 months during heavy use. A cheap filter replaced more often will increase the lifespan of a heater. Expensive filters reduce air flow to the heater and lessen its lifespan.

Refrigerator Coil Cleaning
WhyRefrigerator coils need access to moving air. Lint and dust can build up on the coils causing the fridge to have to work harder which can speed the wear on the motor and increase energy use. Did you know that refrigerators are the second largest energy user in most homes.
HowLocate the coils behind or under the fridge. Use a vacuum cleaner or brush to remove dust and debris.
